THE ROLE
The Senior Analyst, Acquisitions + Asset Management has a dual reporting relationship into the VP of Acquisitions + Asset Management and EVP of Asset Management by supporting the Asset Management, Investor Relations, Acquisitions and Development functions for Aparium. The role will serve not only as key support to these disciplines, but also as a liaison for these teams in collectively working to execute asset strategies and achieve investment returns through the asset's lifecycle.

This position will be responsible for maintaining the company's initial proformas and return models; updating return models to reflect current deal structures, capital calls and capital distributions; performing internal forecasting and asset valuations; assisting in evaluating future investments and debt financings; preparing presentations for the company's executive team and investors; preparing quarterly investor reports; performing ad hoc analyses; and assisting with identifying and executing on asset value-enhancement opportunities. This position will also support in reviewing monthly profit and loss statements, cash flow statements, operating and cash flow forecasts, and annual operating and capital expenditure budgets. The Senior Analyst, Acquisitions + Asset Management Associate will work closely with the Asset Management, Acquisitions & Development, Commercial Services, and Finance teams and will have direct interaction with company leadership.

As the team member gains experience managing a variety of projects, this role is designed to grow into an individual who takes on additional responsibilities including asset management of a dedicated portfolio and/or taking the lead on hotel acquisitions/developments within Aparium's portfolio.

WHAT YOU WILL DO
Assist with underwriting and analyzing potential hotel and management company acquisitions, third-party management contracts and development opportunities.
Assist in the preparation and presentation of investment memorandums and deal summaries
Maintain and enhance financial models used for forecasting, underwriting, and analyzing various corporate strategies
Review legal and other materials as part of the due diligence process inclusive of preparing summaries of key legal documents, contracts and agreements including loan documents, HMAs, third-party leases, etc.
Review monthly financial reporting packages to identify performance variances to asset plan goals; work with asset management on action plans to remedy or further strengthen
Partner with hotel team leaders to analyze, monitor and optimize operating results for assets in the owned portfolio
Assist Asset Management team by reviewing key property level data, STR reports, booking pace, segmentation data and revenue management strategies on a monthly basis to ensure topline goals are being met
Track and identify opportunities to improve guest satisfaction experiences and online reputation
Perform necessary ad-hoc analyses to support asset management strategies and objectives
Conduct analyses targeting profit optimization and value enhancement opportunities
Assist with ad-hoc financial analyses in response to owners, officer, investor, or other internal requests, e.g., asset or corporate valuation, IRR, cash flows, etc.
Prepare presentations for investors and complete required investor reporting on a monthly, quarterly, and/or annual basis.
Identify strategies focused on maximizing the value of owned assets through revenue and expense optimization and ROI-driven capital expenditures
Assist in the effective deployment of capital; update, support and monitor each hotel's short and long-term capital plans
Prepare monthly, quarterly, and annual reports as required for both asset management and acquisition disciplines
Keep current on all matters affecting the hospitality industry and specifically the markets in which the assets are located
Model the company's principles of People, Place and Character; and ensure the agencies and consultants also model the way of our values that drive collaboration, intuition, and translocal hospitality

WHAT YOU WILL NEED
2+ years of real estate experience in feasibility, valuations, operations analysis, in related roles of asset management, acquisitions or development
Bachelor's degree in hospitality, finance, accounting, or related field required
Excellent analytical and quantitative skills
Superior written and oral communication skills to be able to communicate complex analyses in simple terms across a wide audience
Ability to work independently and prioritize a multitude of projects
Demonstrated proficiency in Microsoft Excel and Microsoft Office Suite
Demonstrated proficiency in financial modeling, valuation and analyses
Knowledge of hospitality industry acquisition processes and protocols preferably within a boutique lifestyle product
Ability to work flexible or extended hours to accommodate increased workload or projects and to attend meetings out of town
Willing to travel 10%-20% of the time
